Act promptly when a regularisation scheme is announced by TN Government — these windows have strict deadlines and may not reopen
Verify eligibility criteria carefully — not all structures qualify; buildings in prohibited zones cannot be regularised under any scheme
Pay the prescribed compounding fee accurately — errors in calculation delay the entire regularisation process
Obtain the Regularisation Certificate — this is the document banks, registration offices, and buyers will demand as proof
❌ Don'ts
Don't assume all unapproved buildings can be regularised — structures on water bodies, OSR land, or prohibited zones are ineligible
Don't continue adding to an unapproved structure while regularisation is pending — it complicates the application and may disqualify you
Don't wait indefinitely — unapproved buildings are subject to demolition orders which authorities can issue at any time without notice
